Owner Calculator Terms

These Owner Calculator Terms (“Terms”) govern your access to and use of the Wash.Rent multifamily property-owner calculator, its preliminary results, and any saved report link. Wash.Rent is operated by WDRents LLC (“WDRents,” “we,” “us,” or “our”).

By using the calculator or requesting a saved report, you agree to these Terms.

The calculator helps multifamily owners and operators model a potential managed in-unit laundry program using the property and financial assumptions entered. Depending on available market information, it may show a preliminary managed-program price, a break-even owner premium, a maximum supportable managed cost, potential incremental net operating income, modeled turnover impact, and capital that may be avoided.

The ownership-cost section is an optional comparison benchmark only. It is not the Wash.Rent offer and does not mean that you are buying equipment from WDRents.

Calculator output and saved reports are preliminary planning estimates. They are not a quote, bid, reservation, approval, offer to provide service, or contract. Entering information or receiving a report does not obligate either you or WDRents to proceed.

Service availability, equipment configuration, installation scope, managed pricing, taxes, property eligibility, timing, maintenance terms, and other commercial terms require property qualification and a written proposal. Services begin only under a separately accepted agreement. If that agreement conflicts with these Terms, the agreement controls for the services it covers.

You are responsible for providing accurate information and for having authority to submit information about the property. Results depend on your inputs and on stated benchmark or market assumptions, which may be incomplete or become outdated.

Occupancy, premiums or amenity fees, turnover, cost per turn, cap rate, purchase costs, maintenance, and other variables are assumptions—not promises. You should review and replace benchmark values with property-specific information when available.

ZIP-based tax information is preliminary. A ZIP code does not by itself determine every applicable state, county, city, district, provider, or transaction-specific tax. A displayed tax estimate may require address and jurisdiction verification, and the calculator may leave tax unresolved when reliable information is unavailable.

The calculator and report are not tax, legal, accounting, investment, insurance, appraisal, code-compliance, or engineering advice. They do not inspect hookups, utilities, venting, drainage, electrical capacity, accessibility, permitting, or physical installation feasibility. Consult qualified advisers and complete a site review before making a decision.

Potential revenue, turnover savings, net operating income, property value, and capital avoided are projections. Actual results can differ materially because of occupancy, collections, resident demand, concessions, existing laundry income, utilities, financing, depreciation, income taxes, rent regulation, market conditions, property operations, and other factors.

To the fullest extent permitted by law, the calculator and reports are provided on an “as available” basis without a guarantee of accuracy, completeness, availability, profitability, or a particular property outcome.

A saved report URL contains a unique access token. Anyone who receives that link may be able to open the report, so treat it as confidential and share it only with people authorized to review the property analysis. Contact us promptly if you believe a report link has been exposed or should no longer be retained.

You may use the calculator and reports for legitimate evaluation of a multifamily property or portfolio. You may not misuse the service, interfere with its operation, submit unlawful or misleading information, attempt unauthorized access, or use automated means in a way that burdens or damages the service.

Our Owner Calculator Privacy Notice explains how we handle calculator and report information. Requesting a report permits WDRents to respond directly about that request. It does not by itself opt you into marketing or authorize an introduction to another laundry provider; those choices are presented separately when available.

We may update, correct, suspend, or discontinue the calculator or these Terms. Changes apply when posted and will be identified by the updated date above. This does not alter obligations under a separately executed agreement.
