Owner Calculator Privacy Notice

This notice applies to the Wash.Rent multifamily property-owner calculator, the report request form, saved report links, and WDRents’ follow-up about that property analysis. Wash.Rent is operated by WDRents LLC (“WDRents,” “we,” “us,” or “our”).

It applies only to this owner-facing calculator and its saved reports.

Information submitted or created through the owner calculator may include:

• Property and calculator inputs: ZIP code, apartment or set count, occupancy, turnover, premium assumptions, cap rate, turnover-cost assumptions, and optional equipment-ownership cost assumptions.
• Business contact information: first and last name, company, role, business email, and optional phone number and portfolio-unit count.
• Report and consent records: calculated outputs, submission time, calculator version, market-routing status, the choices you make for optional marketing or provider-introduction consent, and the security record used to validate a unique report access token.
• Technical and usage information: IP address, browser and device information, page and interaction events, referring or campaign information, and cookie or local-storage identifiers used for security and operation. Optional measurement and attribution identifiers are used only after you allow analytics.

We use owner-calculator information to:

• calculate, save, retrieve, and explain the requested property analysis;
• respond directly to the request and evaluate property, market, and service fit;
• operate the owner lead queue and maintain records of assumptions, results, and consent;
• secure, troubleshoot, measure, and improve the calculator and website; and
• comply with law, enforce our terms, and protect WDRents, users, and the service.

Providing a phone number is not SMS marketing consent. A response about the analysis you requested is service-related follow-up, not an automatic marketing enrollment.

We use your contact information for promotional emails or similar marketing from WDRents only when you affirmatively select the marketing option. You may unsubscribe from those messages at any time.

If WDRents does not directly serve a property, we share your contact and property information with a selected in-unit laundry provider only when you separately authorize that introduction. The consent shown in the form permits one selected provider to respond to the request and discloses that the provider may compensate WDRents for the introduction. We do not automatically transfer a report request to a provider when that consent is absent.

Companies that process data on our behalf for hosting, security, or measurement are service vendors, not third-party laundry-provider introductions.

The application and calculator backend use Base44 infrastructure. Calculator submissions and saved report data are stored in the application’s Base44 data environment and may be processed by vendors that help us host, secure, operate, and support the service.

We may also disclose information when reasonably necessary to comply with legal process, protect rights or safety, investigate abuse, or complete a corporate transaction. A successor may receive information subject to this notice and applicable law.

Optional analytics is off by default. Google Tag Manager and the Meta Pixel do not load unless you select Allow analytics in our first-party privacy control. If allowed, tags configured through Google Tag Manager may support website analytics and advertising measurement, and the Meta Pixel may measure page and calculator-funnel events. Those tools may receive technical identifiers, page activity, and referral or campaign information under Google’s and Meta’s own privacy terms.

Your choice is stored in your browser under a first-party local-storage key so we can honor it on later visits. Declining analytics does not disable the property calculator or saved-report functionality. You can reopen Privacy choices at the bottom of the site to change your choice; declining also prompts the site to remove recognized Google/Meta first-party measurement cookies and locally stored attribution identifiers on that browser.

Legal pages, saved-report URLs, and other designated protected routes remain tracking-free regardless of your saved choice. Browser controls and content blockers may provide additional choices.

A saved report link includes a long, unique token that functions as access to the report. Wash.Rent stores a one-way hash of the token rather than the usable token itself. Anyone who obtains the usable link may be able to view the property analysis, so do not post it publicly or forward it to unauthorized people.

A report URL may remain in browser history, synced browser data, messages, or systems through which you choose to share it. If you believe a link has been exposed, contact us at the address below.

We retain calculator submissions, reports, consent records, and related communications for as long as reasonably necessary to provide and support the requested analysis, evaluate potential service, maintain business and security records, resolve disputes, and meet legal obligations. Retention can vary by record type and may include a limited period in backups or logs after deletion from active systems.

You may ask us to delete or de-identify owner-calculator information. We will evaluate the request subject to identity verification and any legal, security, contractual, or recordkeeping reason that requires continued retention.

We use reasonable administrative, technical, and organizational safeguards intended to protect owner-calculator information. No internet transmission, database, or access token can be guaranteed completely secure. You are responsible for protecting your saved report link and for using a secure device and email account.

Depending on where you live and subject to applicable exceptions, you may be entitled to request access to, correction of, or deletion of personal information; obtain information about its use or disclosure; or appeal a denied request. You may also withdraw optional marketing or provider-introduction consent for future activity.

To submit a privacy request, email help@wash.rent with “Owner Calculator Privacy Request” in the subject line. We may need to verify your identity and relationship to the submitted report before acting. We will respond as required by applicable law.

The owner calculator is intended for business representatives, not children, and we do not knowingly use it to collect information from children under 13.

We may update this notice as the calculator or our practices change. The date above identifies the current version. Material changes apply prospectively unless applicable law permits otherwise.
